Trust me from experience, Have lots of buckets. Try to keep as much if not all the water you can. IF you do that then tear down and set up should not be a problem, The live rock and sand can be out of water for a bit just keep the rock damp.

    As Powder_Blue suggested, Buckets.

Keep all the water in the buckets. Rock too. Since it's a 40 gal aquarium, you should be able to move it with the sandbed intact. However try to get as much of the water out as possible so that it doesn't slosh around too much. Try not to disturb the sandbed much.

Put all rock into buckets submersed in tank water. You can even place the livestock in other buckets with water as well.

Place the tank at it's new location, slowly put the water back into the tank without disturbing the sandbed, add the rock, then the livestock.

If you're going to do a water change, might as well wait till the tank is at the new place.
